Indoor adventure park operator Flip Out is set to open a new 20,000 sq. ft venue at Livingston Designer Outlet, marking a strategic addition to the destination’s growing leisure offering. Outlet asset manager Global Mutual made the announcement, signalling a further step in the centre’s transformation into a multi-faceted, family-friendly day-out location.
The new site will be Flip Out’s second in Scotland and will feature a mix of activities including trampolining, Ninja Tag, inflatables, soft play, a roller rink, party rooms and an on-site diner. The opening will enhance the outlet’s appeal to a wider demographic, particularly families seeking combined shopping and entertainment experiences.

Set alongside the existing cinema and with other retail and leisure operators such as Hamilton & Brown soon to arrive, Flip Out will play a key role in shaping the outlet’s repositioning. Global Mutual has prioritised diversification of the tenant mix to create a destination that integrates retail, food and drink, and entertainment under one roof.

Flip Out joins the outlet at a time of renewed momentum. Recent announcements have included store launches and upsizes from major designer brands, reflecting a wider strategy to increase footfall through varied and complementary attractions. By incorporating adventure-based entertainment, the outlet aims to extend dwell times and strengthen its position in the regional market.

Richard Beese, co-owner of We Do Play, which operates Flip Out and other experiential concepts including Activate at The O2, said: “We are looking forward to bringing Flip Out to Livingston Designer Outlet, which will be our first location in Scotland, outside of Glasgow. The team can’t wait to bring our family-focused, adrenaline-fuelled experiences to the town.”
The addition of Flip Out builds on Livingston Designer Outlet’s commitment to evolving beyond a traditional retail environment.
