This November, the Francis Hotel Bath will reveal the results of a £14 million transformation, a project that has reimagined every corner of the landmark hotel. Led by design practice 3DReid, the refurbishment brings together contemporary interiors with elegant references to Bath’s heritage, reshaping the hotel as one of the UK’s leading townhouse properties.

Situated on Queen Square, Bath’s first Georgian square, the Francis Hotel has been woven into the city’s history for centuries. Originally designed by John Wood the Elder, the row of Georgian townhouses became a hotel in 1884 when entrepreneur Emily Francis extended it across seven houses. Today, its latest chapter combines respect for this past with a vision for the future.

The project has refreshed all 98 bedrooms, corridors and public spaces. Interiors draw inspiration from Georgian colour palettes, craftsmanship and stories of the building’s past occupants, interpreted in a modern way. Each room has been crafted as a sanctuary, with bespoke furniture, plush fabrics, curated artwork by Artiq and subtle details that reference the hotel’s roots. Guests can expect Hypnos mattresses, rainfall showers and handmade GAIA toiletries, alongside modern touches such as smart TVs, high-speed Wi-Fi, GHD styling tools, Nespresso machines, Roberts Radios and thoughtfully stocked fridges.

Room categories range from Cosy and Comfy to the more expansive Generous rooms, ensuring flexibility for both short and longer stays. Beyond accommodation, the Francis Hotel will also look to Bath’s wellness tradition with the opening of a new thermal spa in 2026. Designed as a retreat, the spa will include a garden space and a multi-use thermal room offering steam, heat and bespoke treatments.

Earlier this year, the hotel introduced Emberwood, a British brasserie led by Executive Head Chef David Hazell. Showcasing open-fire cooking and a seasonal menu rooted in British produce, the restaurant reflects the broader transformation of the hotel and its role in Bath’s dining landscape.

With its new interiors, investment in guest experience and commitment to celebrating Bath’s Georgian heritage, the Francis Hotel stands poised to redefine townhouse luxury in the city. Whether as a weekend escape or an extended stay, the property aims to offer comfort and elegance at the heart of Bath’s historic centre.
