Ruby Group has signed a new Ruby Hotels project in Milan, marking its third location in Italy following openings in Florence and Rome.
The 128-room hotel will be developed in partnership with Kervis SGR S.p.A. and represents the brand’s first project in the city. As part of the IHG Hotels & Resorts portfolio, the property is scheduled to open in 2028, reinforcing Ruby’s expansion in key Southern European markets.

Adaptive Reuse In Isola
Located in Milan’s Isola district, the scheme will combine several existing buildings into a single cohesive concept, with an industrial hangar forming the architectural centrepiece. Ground-floor public areas will include a food and beverage outlet, alongside a terrace set within an inner courtyard.
The project seeks to retain the building’s raw character while introducing a contemporary hospitality experience aligned with Ruby’s Lean Luxury philosophy. The district is recognised for its contemporary architecture and strong neighbourhood identity.
Positioned at Zara metro station, the hotel offers direct connectivity across the city. Milano Centrale and the Duomo di Milano are a short journey away, while Milan Malpensa Airport can be reached in approximately 50 minutes. Porta Garibaldi and Bosco Verticale are also nearby.
